My previous landlord won the case in the conciliation board (forliksrådet) and terminated the rental agreement. He used two reasons: maintenance and using the property by himself. (Dommen: Både oppussingsbehovet og det at utleier skal benytte rommet selv, er grunnlag for oppsigelse av leieforholdet.) However, just after two months, I found his rental advertisement at finn.no, with the increased rent of course. Can anyone suggest me how to handle this situation? Thank you. Lenke til kommentar

You may have a claim for damages (costs incurred by moving, increased rent) and he may be liable for criminal prosecution. You can also have the conciliation court's verdict reopened. This is, however, contingent on what he's been doing with the unit for two months. As maintenance alone would be a valid reason, you would need to prove that there has been no maintenance, or that the maintenance did not necessitate your moving out. 1 Lenke til kommentar
G Skrevet 9. februar 2017 Del Skrevet 9. februar 2017 But the pricing of the apartment has risen, that must be a valid argument you could try to use in the conciliation court, wouldn't be? Some maintenance could even have been done while someone lived in the apartment. Other types of maintenance needs some furniture and stuff to be moved, but might be done over 2-3 days, a week or two. If the landlord wanted to be decent, he could have you move back once that the maintenance was finished, for the same pricing as you formerly had. A landlord can even increase pricing legally if it is a reasonable increase I thought. If you are lucky maybe there is a tiny profit to get from the process, as I guess the hostility would most likely rise if you prove him to be a hard nut to crack, and it would be unpleasant to continue living there. You could even if you're though enough, ask the landlord directly to be compensated somewhat for the inconveiniences. Maybe he will agree just to not have to meet up in the conciliation court once more? "time is money", and maybe he sees the loss of time from for instance work bothersome enough.. Lenke til kommentar
Kikert Skrevet 9. februar 2017 Del Skrevet 9. februar 2017 In a month or two you can renovate a whole apartment if it's not super large. I have seen examples where the landlord evicted people just to raise the rent so it's not that unusual and it's easy to get away with because most people don't want to hassle with the legal system. When I moved out of my last apartment the landlord doubled the price when he placed an ad a week or so after I moved out, it got rented out pretty fast too. So the prices may go up so considerably in for example a year that it's worth the risk. Lenke til kommentar
